The Real Estate Trap That Steals Your Nights, Holidays… and Sanity


There was a time when one of my favorite songs was “Working for the Weekend” by Loverboy. If you’ve never heard it, stop reading this immediately and go listen to it. Better yet, watch the legendary Saturday Night Live Chippendales skit with Patrick Swayze and Chris Farley. It’s a cinematic masterpiece somewhere between comedy and cardio.


But here’s the funny thing about real estate…

Most people spend their week working for the weekend.

Real estate agents? We spend the weekend working.

And the evenings. And holidays. And vacations. And occasionally, while eating cold queso in the front seat of our car between showings.

Sound familiar?


The “Always Available” Rookie Mistake


When I first got into real estate nearly 30 years ago, I thought success meant being available 24/7.

Buyer wanted to see a house at 8:45 PM? I was backing out of the driveway before they hung up the phone.

Holiday weekend? No problem. Family dinner? Overrated.Personal boundaries? Never heard of them.

I vividly remember showing tiny $50,000 condos on Easter Sunday. And yes… it led to a sale.

But looking back? That commission check wasn’t nearly as valuable as the time I gave away to earn it.

What I didn’t realize at the time was this:


Every time I dropped everything for a client, I was training them how to treat me.

And once clients get used to “instant access,” good luck putting that genie back in the bottle.

At first, I didn’t care. I loved the business. I loved the hustle. I loved the excitement.

Then life happened.

My wife and I started a family, and suddenly missing dinners, weekends, and vacations stopped feeling “motivating” and started feeling… stupid.


The Lightbulb Moment


A few years into the business, I decided to track my time.

(Which, by the way, every agent should do at least once. It’s like stepping on a scale after the holidays — slightly terrifying but incredibly educational.)

Here’s what I discovered:

  • I spent 4–5 times more hours working with buyers than sellers.

  • Most buyer activity happened nights, weekends, and holidays.

  • Most listing appointments happened during regular business hours.

  • Buyers had me driving all over town like an unpaid Uber driver with lockbox access.


That’s when I asked myself a life-changing question:

“If I want my evenings and weekends back… what actually needs to change?”


The Answer Was Listings


So I made a major shift.

Instead of building my business around buyers, I started building it around listings.

And honestly? It changed everything.


✔️ Listings gave me more control over my schedule.

✔️ Listings reduced the endless nights and weekend showings.

✔️ Listings created leverage instead of constant hustle.

✔️ Listings allowed me to actually enjoy the life I was supposedly working so hard to build.


Now don’t misunderstand me — buyers matter. We absolutely still worked with them. But eventually, I partnered with agents on my team who genuinely loved working with buyers.

(Those people exist. They’re wonderful humans. Possibly superheroes.)

Meanwhile, I focused more heavily on listings, leadership, leverage, and building a business that didn’t require me to sacrifice every Saturday afternoon for the next 30 years.


Here’s the Truth Most Agents Learn Too Late


You can make a lot of money in real estate while quietly losing your life in the process.

And the scary part? The industry applauds it.

People brag about working 80-hour weeks like it’s a badge of honor.

But eventually there comes a moment when you realize:

The whole point of success is having the freedom to enjoy it.


If you LOVE working with buyers and showing houses every weekend, that’s fantastic. Seriously. Lean into your strengths.

But if you’re exhausted… burned out… missing family time… or wondering why your business owns you instead of the other way around…

…it may be time to rethink the model.
