From 0 to 300 in Less Than a Year: My Obsessive Personality Trait Disorder that Led to My Success

There’s also a fine line between dedication and obsession.
I crossed it sometime around CD number 187.
I started collecting CD's (unfortunately, not Certificates of Deposit, but rather Compact Discs) at the beginning of my freshman year of college.
By the end of my freshman year in college, I had somehow accumulated more than 300 CDs. Considering CDs were about $15 each and minimum wage was barely enough to buy a fast-food combo meal, this was less “financial planning” and more “creative persistence.”

And if you’re old enough to remember Columbia House or BMG, you already know where this story is headed.
Twelve CDs for a penny.
A deal so good it practically begged poor college students to make questionable life decisions.
But I didn’t stop there.
Living in the dorms at Texas A&M, I convinced my dormmates to sign up for me too. My sales pitch was simple:
“Just let me get the free CDs, and I’ll totally pay for the one you’re obligated to buy later.”
To the former residents of Moore Hall in the late ’80s… if I still owe you $15, inflation-adjusted payments are available upon request.
The Truth I Didn’t Understand Back Then
Looking back, I realize something important:
The CDs were never really the point.
What I was actually building was the habit of obsession.
Not the unhealthy kind that burns you out.
The productive kind.
The kind that makes you stay focused when everyone else gets distracted.
The kind that pushes you to keep going after the excitement wears off.
That same mindset showed up everywhere in my life:
Collecting baseball cards
Filling coin books
Winning “Listing Agent of the Month” plaques
Training for marathons
Building a real estate business from the ground up
And honestly? Most successful real estate agents I know have that same wiring.
They’re not casual about success.
They care deeply. They compete hard. They stay in the game longer than most people are willing to.
The Marathon That Nearly Broke Me
In 2019, I was training to qualify for the Boston Marathon.
I followed every rule:
Strict training schedules
Healthy eating
Early nights
Long runs
Recovery work
I was all in.
Then life threw a left hook.
A few weeks before the St. George Marathon, I pulled my hamstring badly enough that I could barely walk.
And just when I thought things couldn’t get heavier, my wife of more than 20 years told me she was leaving.
I’ll be honest with you — that season hurt.
Badly.
I seriously considered skipping the race altogether.
But my coach said something I’ll never forget:
“Why sit on the couch watching your life fall apart? You’ve worked too hard to quit now.”
So I showed up.
Injured. Emotionally exhausted. Completely unsure of myself.
And somehow…
I qualified for the Boston Marathon.
Not because conditions were perfect. Not because life was easy. Not because I felt unstoppable.
I qualified because I kept moving.

Real Estate Works the Same Way
This business will test you.
You’ll lose listings. Deals will implode. Clients will ghost you. Markets will shift. Life will happen while you’re trying to build a career.
The agents who survive aren’t always the most talented.
They’re the ones who learn how to keep going.
Early in my career, I leaned into being: “Young, aggressive, and hungry.”
Clients connected with that.
Later, when I built a team, the message changed: “You get seven people working to sell your home for the same price as one.”
Different seasons. Different strengths. Different messaging.
But the lesson stayed the same:
Your greatest advantage in real estate is learning how to turn your story into your strategy.
So Here’s the Big Question…

What drives you when nobody’s watching?
Because hidden inside that answer is probably the thing that can separate you from every other agent in your market.

Those are business assets. The same assets that helped me sell 62 properties my first year in the business and win Rookie of the Year.
