Nacho Average Marketing Plan: How Cinco de Mayo Pop-Bys Turn $1 Gifts Into 6-Figure Relationships (Without Begging for Referrals)

Let’s start with a quick reality check…

Cinco de Mayo is not Mexico’s Independence Day. It actually celebrates the Mexican army’s upset win over the French at the Battle of Puebla.

But here in the U.S.?It’s basically become a national holiday dedicated to tacos, margaritas, and questionable decisions before noon.

And honestly… as a real estate agent… that’s exactly why you should love it.

The Marketing Lesson Most Agents Miss

Cinco de Mayo isn’t about historical accuracy. It’s about attention, connection, and participation.

And that’s the game we’re in.

Too many agents sit around waiting for the “perfect” reason to reach out to their database:

  • “I don’t want to bother them…”

  • “I don’t have a real estate reason to call…”

  • “I’ll reach out when I have something important…”

Meanwhile, another agent just dropped off a $1 gift with a $1,000,000 impact.

Enter the Pop-By (Your Secret Weapon)

A pop-by is simple: You show up unannounced with a small, thoughtful item that says,“Hey… I was thinking about you.”

Not:

  • “Do you want to buy or sell?”

  • “Who do you know looking to move?”

  • “Can I get a referral?”

Just… human connection.

And ironically—that’s what creates the business.

The $1 Strategy That Outperformed Everything

My first pop-by ever?

A ceramic turkey from the dollar store.

We attached a little card:

“If you’re thinking about buying or selling… don’t be a turkey!”

Was it cheesy? Absolutely. Did it work? Like crazy.

Because it did three things:

  1. Made people smile

  2. Kept me top of mind

  3. Opened the door for conversations (without forcing one)

And here’s the kicker…I didn’t talk about real estate unless THEY brought it up.

Guess what? They brought it up. A lot.

Why Pop-Bys Work (When Ads Don’t)

Let’s be honest…

Your Facebook ad? Ignored.Your email newsletter? Skimmed.Your “Just Sold” postcard? Straight to the recycling bin.

But a physical, unexpected gift at someone’s door?

That gets attention.

Because no one expects it anymore.

Pop-bys cut through the noise because they’re:

  • Personal

  • Tangible

  • Memorable

And best of all… cheap.

The System That Scales (Without Burning You Out)

Here’s where most agents mess this up…

They try to do 300+ pop-bys in one weekend and burn out faster than a New Year’s resolution.

Instead, I built a system:

  • Divide your database into 6 groups

  • Hit one group per month

  • Restart every 6 months

Result:👉 Every person gets touched twice a year👉 You stay consistent without losing your sanity👉 Your business becomes predictable

I marketed to my SOI of over 700 people using this approach.

Holiday = Excuse (Use It!)

You don’t need a deep, meaningful reason to show up.

You need a fun excuse.

Cinco de Mayo? Perfect.

Ideas:

  • Mini chips & salsa

  • Margarita mix (non-alcoholic if you want to play it safe 😄)

  • Taco seasoning packets

With a simple note:

“Hope your day is nacho average day! If you need anything, I’m here.”

Boom. Done.

Other random hits we used:

  • National Lemonade Day (water + lemonade packet)

  • Thanksgiving (the famous turkey)

  • Literally anything with a pun.

The Big Takeaway

Cinco de Mayo might not mean what most people think it means…

But your pop-by doesn’t have to be perfect either.

It just has to be consistent.

Because in real estate:

  • The agent who shows up wins

  • The agent who stays top of mind wins

  • The agent who builds relationships wins

And sometimes…

That all starts with a $1 gift, a bad pun, and a knock on the door.
