The $0.61 Marketing Secret Most Real Estate Agents Completely Ignore

Let’s talk about one of the biggest lies in real estate marketing:

“That expensive, glossy marketing automatically gets better results.”

Spoiler alert: it doesn’t.

In fact, after 28 years in real estate, I’ve discovered something slightly offensive to graphic designers everywhere…

Sometimes the ugly postcard wins.

Meanwhile, agents are out here spending hundreds (or thousands) every month trying to “build their brand” with:

  • generic social media graphics,

  • forgettable email blasts,

  • and postcards so boring they could double as sleep aids.

You know the ones:

  • “Spring Forward!”

  • “Happy Fall Y’all!”

  • “Just Sold!”

  • photo of the agent awkwardly leaning against a tree for no reason.

And then they wonder why the phone never rings.

Here’s the Truth About Marketing

Direct mail still works.

REALLY works.

Why?

Because almost nobody does it consistently anymore.

Email marketing is cheap and easy… which is exactly why everybody does it. Most emails end up buried under:

  • Costco promotions,

  • political drama,

  • and 17 reminders that your car warranty is expiring.

But postcards?

Postcards get seen.

Even if someone only glances at it for three seconds while walking from the mailbox to the trash can… you still got exposure.

That matters.

And unlike envelopes, postcards force people to see your message whether they planned to or not.

Why Postcards Are Still One of the Smartest Marketing Plays in Real Estate

Postcards are basically the blue-collar workhorse of real estate marketing.

They:

  • cost less than most direct mail pieces,

  • don’t require envelopes,

  • are easy to produce,

  • and can be printed at home for pennies.

You can literally print four postcards on one sheet of cardstock and start marketing today without needing a marketing department, a Canva addiction, or a second mortgage.

And with postcard postage around $0.61, this is one of the cheapest ways to consistently stay in front of potential clients.

But Here’s Where Most Agents Completely Blow It

The problem isn’t the postcard.

The problem is the MESSAGE.

Most agents send postcards that say absolutely nothing memorable.

Nobody wakes up thinking:

“I hope a Realtor sends me a calendar magnet today.”

The postcards that actually generate business have:

  • curiosity,

  • urgency,

  • strong offers,

  • or bold guarantees.

Some of the best-performing campaigns I’ve ever used included things like:

FSBO Campaign

“Sell Your Home Yourself, While It’s Listed & Pay No Commission!”

Now THAT gets attention.

Expired Listing Campaign

“Your Home Sold in 90 Days or I'll Pay You $5000”

Because after sitting on the market for six months with another agent, homeowners are ready to hear something different.

The goal isn’t to look fancy.

The goal is to make someone stop and think:

And before you think I completely lost my marbles: there are stipulations to my guarantee. Call me for a copy of my agreement.

“Wait… tell me more.”

The 8x8 Campaign That Changed Everything

Years ago, a marketing company ran a fascinating experiment.

They mailed a survey to homeowners in a neighborhood asking:

“Who is the top real estate agent in your area?”

The answers were all over the place. No clear winner.

Then they created a completely fictitious real estate agent.

Fake name. Fake brand. Fake everything.

And for eight straight weeks, they mailed one postcard per week into the neighborhood.

After the campaign, they sent the same survey again asking:

“Who is the top real estate agent in your area?”

And the winner was…

…the fake agent.

Read that again.

A person who didn’t even exist became the “most recognized” agent simply because they marketed consistently.

That’s the power of repetition.

Not perfection.

Consistency beats brilliance almost every time in real estate marketing.

Here’s the Big Takeaway

Most agents quit marketing too early.

They send one postcard…get no calls…declare direct mail “dead”…and go back to boosting Facebook posts that get liked by their aunt and three other Realtors.

Meanwhile, the agents winning listings are the ones showing up over and over again until homeowners feel like:

“I see this person everywhere.”

That’s how trust gets built.

That’s how listings happen.

And honestly? Postcards may be one of the most underrated ways to do it.
