I was this close to quitting real estate.

Literally one month away from walking out and never looking back.

And what I didn’t realize at the time was this:

I wasn’t failing because real estate didn’t work.

I was just three feet from gold.

That phrase comes from Think and Grow Rich by Napoleon Hill, where he tells the story of a miner who gives up drilling for gold—only to discover that the richest vein was just three feet beyond where he stopped digging.

That was me.

Except instead of a pickaxe… I had postcards and a lot of frustration.

The Story: From Top Agent to Nearly Broke


I started real estate at 26 years old with zero experience.

No family in the business. No mentorship. No “inside track.”

Just a license and a lot of optimism.

Back then, I had no business being in real estate.

I was working in the audio/video department at Texas A&M University. I didn’t come from a real estate family. I had never been inside a listing presentation. Honestly, I probably thought “escrow” was a type of exotic bird.


Somehow, I came out strong—becoming the top listing agent in a 40–50 agent office almost immediately.

It looked like success.

But there was a problem nobody talks about:

Listings that don’t sell don’t pay the bills.

By the end of the year, I had momentum… but no consistency. I was working hard, but the results weren’t matching the effort.


By Christmas, I was done.

I told myself:

“One more month. If nothing changes, I’m out.”

That’s the exact moment most people quit.

And according to Napoleon Hill, that’s also the exact moment most people are right before the breakthrough.

Three feet from gold.


The Moment Everything Shifted


On January 2nd, I was sitting on floor duty when a man walked in with his daughter.

He said:

“I’m only in town for a day and a half. Can you help us find a condo or townhome for her while she’s in school?”

Simple.

Small deal.

Nothing life-changing at the time.

If one parent was buying property for their child…

There had to be hundreds—maybe thousands—doing the same thing.

Especially in College Station, Texas, home to one of the largest universities in the country.

That was my “three feet from gold” moment.

I just didn’t know it yet.


The Strategy: Digging Where the Gold Actually Was


Instead of chasing random buyers and sellers, I shifted focus completely.

I went to the local appraisal district and pulled a list of condo and townhome owners.

Then I filtered for absentee owners.

Next came a simple, targeted postcard campaign timed before Parent’s Weekend—the biggest real estate weekend of the year in a college town.

The message was direct:

No gimmicks. No overthinking. Just the right message, to the right audience, at the right time.

And it worked.


The Results: Gold Was Already There


By the end of my first year:

  • 62 properties sold

  • Rookie of the Year

  • Centurion Award winner

  • And about half the deals came from clients I never even met in person


All because I stopped digging in the wrong place.

Looking back now, I wasn’t lucky.

I was just finally digging in the right direction.

And the truth is:

Most agents don’t fail because real estate doesn’t work.

They fail because they quit three feet from gold.

They stop right before the market shifts, the idea clicks, or the strategy finally compounds.
