You're Closer Than You Think: The Lesson My 16-Year-Old Daughter Taught Me About Marathons, Real Estate, and Not Quitting

The Challenge
Back in the fall of 2017, my youngest daughter Allyssa was a junior in high school.
At the time, let's just say our relationship had all the warmth and affection of two countries negotiating a peace treaty.
We loved each other, but we definitely weren't finishing each other's sentences.
Meanwhile, I was trying to turn my life around physically. I'd lost more than 50 pounds and was attempting to become something I hadn't been in years—healthy.
One day Allyssa walked into the room carrying a 90-day half-marathon training plan.
"Dad," she said, "let's do this together."
Now if you're a parent of a teenager, you know that phrase can mean many different things.
Sometimes it means, "Let's spend quality time together."
Other times it means, "I'm volunteering you for something difficult while I maintain plausible deniability."
As it turned out, this was option number two.
But I accepted the challenge.
The Definition of "Together"
Apparently, Allyssa and I had very different definitions of training together.
My definition:
Run side by side.Encourage each other. Bond through shared suffering.
Her definition:
Start the run with Dad. Disappear into the horizon like a gazelle escaping a predator. Wave from the finish line.
Every training run looked the same.
We'd start together.
About thirty seconds later she'd become a tiny dot in the distance.
A few minutes after that I'd wonder if she had been kidnapped by elite Kenyan runners.
Eventually I'd finish and find her standing there completely relaxed while I looked like I'd just escaped a burning building.
But something incredible happened.
Week after week, mile after mile, I kept showing up.
Not because I was fast.
Not because I enjoyed every workout.
But because consistency has a funny way of creating confidence.
And ninety days later, we crossed the finish line of the Houston Half Marathon.
She finished way ahead of me.
I finished looking like I needed immediate medical attention.
But we both finished.
And that mattered.

The Car Ride That Changed Everything
On the drive home, I couldn't help myself.
I planted a seed.
"Allyssa," I said, "you're closer to running a full marathon than you've ever been."
She rolled her eyes.
Teenagers have a special way of communicating entire paragraphs with one eye roll.

The Marathon
The next several weeks were filled with early mornings, long runs, sore muscles, and enough carbohydrates to feed a small village.

Then race day arrived.
January 2018.
Nearly thirty years after I had run my first marathon as a high school junior, I found myself standing at another starting line.
Only this time was different.

This time my daughter was standing beside me.
Hours later, after 26.2 miles of pain, determination, self-talk, and probably some bad decisions, we crossed the finish line.
I completed my first marathon in twenty years.
But the real victory wasn't mine.
Allyssa completed her first marathon at age sixteen.
One year younger than I was when I ran my first.
And in that moment, I realized something.
The medal would eventually end up in a drawer.
The race results would be forgotten.
But the memory would last forever.
What This Has To Do With Real Estate
More than most professions, real estate is a marathon disguised as a sprint.
New agents enter the business expecting immediate success.
They see top producers closing deals every week and assume those agents were born that way.
What they don't see are the years of training.
The hundreds of calls.
The rejected offers.
The failed marketing campaigns.
The open houses nobody attended.
The mornings they didn't feel like prospecting but did it anyway.
Success in real estate isn't built in giant leaps.
It's built in daily miles.
One phone call.
One handwritten note.
One social media post.
One client conversation.
One appointment.
One listing.
One closing.
The agents who win aren't always the most talented.
They're usually the ones who simply keep moving when everyone else quits.
Three Lessons Every Agent Can Learn
1. You're Closer Than You Think
Most agents quit when they're halfway to success.
They stop prospecting after thirty days.
They abandon a marketing campaign after six weeks.
They quit a farming area just before the momentum starts building.
Just like Allyssa after her half marathon, you're often much closer to your next breakthrough than you realize.
Don't stop halfway.
2. Accountability Changes Everything
Would I have completed that half marathon training plan by myself?
Maybe.
Would it have been harder?
Absolutely.
Whether it's a coach, accountability partner, mastermind group, or office colleague, success becomes easier when you're not running alone.
One of the biggest mistakes agents make is trying to build a business in isolation.
Find your people.
3. Consistency Beats Intensity
Nobody becomes a marathon runner by running twenty-six miles on day one.
And nobody becomes a top-producing Realtor by prospecting for ten hours one day and disappearing for the next three weeks.
The secret isn't intensity.
It's consistency.
The small things done repeatedly create extraordinary results.
The Finish Line Isn't The Point

When I think about that marathon today, I don't remember my finishing time.
I don't remember what pace I ran.
I don't even remember what I ate afterward.
What I remember is spending time with my daughter.
The conversations.
The laughter.
The shared experience.
The journey.
And real estate is the same way.
Yes, the listings matter.
Yes, the closings matter.
Yes, the commissions matter.
But the relationships you build, the people you help, and the person you become in the process matter even more.
